Purpose

What this product is for.

A brokerage runs on paperwork that regulators check: permits, mandates, forms and anti-money-laundering records. The Works CRM keeps each of those on the deal itself, so that nobody has to ask where a deal stands.

What it does

In the product's own words.

The deal

A sale, a rental or an off-plan purchase climbs the same ladder. Nobody asks where things are.

  • Sixteen stepsLead, Deal opened, Contract drafting, Contract signed, Form F signed, Docs submitted, Ownership checked, Manager approval, With accounts, Transfer in progress, Transferred, After-sales, Commission invoiced, Commission collected, Commission paid, Closed.
  • OwnershipAt Transferred, the property's ownership record updates itself.
  • Cancelled, not lostA deal that falls through is marked Cancelled, not lost in a pile.

The paperwork

The paperwork is part of the record. A unit without a live permit or a valid Form A cannot go live.

  • PermitsBRN, ORN and Madmoun on every property.
  • RERA Form AThe seller's mandate, with its expiry date.
  • Ejari and chequesOne cheque register for admin and accounts.
  • Off-planOqood, SPA and reservation form on the deal.

Who sees what

Ten roles, enforced in the database.

  • The AML queueFor an agent, the AML queue does not exist. Not an empty list: no list. Only the MLRO, the owner and the admin see it.

Getting paid

Questions

Questions about The Works CRM.

What is The Works CRM?

The Works CRM is software for UAE real estate brokerages. It keeps the enquiry, the listing, the deal, the permit and the commission in one record, with a workspace for each of ten roles.

Is The Works CRM available now?

The Works CRM is in build. The figures on this page were counted from the product's code on 6 October 2026. To follow progress, visit theworkscrm.ae or write to [email protected].

What steps does a deal go through?

A sale, a rental or an off-plan purchase climbs sixteen steps: Lead, Deal opened, Contract drafting, Contract signed, Form F signed, Docs submitted, Ownership checked, Manager approval, With accounts, Transfer in progress, Transferred, After-sales, Commission invoiced, Commission collected, Commission paid and Closed. A deal that falls through is marked Cancelled.

Which permits and documents does it keep?

It keeps BRN, ORN and Madmoun on every property, the RERA Form A seller mandate with its expiry date, Ejari and a cheque register, and Oqood, SPA and the reservation form for off-plan deals. In all it tracks 35 UAE document types, each with a status. A unit without a live permit or a valid Form A cannot go live.

Who can see what?

There are ten roles, enforced in the database. An agent sees Home, Enquiries, People, Properties and Deals. The AML queue is seen only by the MLRO, the owner and the admin; for an agent it does not exist.

How is commission handled?

Commission is invoiced, split and paid from the deal itself. The steps Commission invoiced, Commission collected and Commission paid sit on the same ladder, and one payouts list shows every split not yet paid.

How are leads handled?

The Works CRM has nine lead sources, each with its own routing.

Does it make a brokerage compliant?

No software does that on its own. The Works CRM keeps permits, mandates and anti-money-laundering records on the deal so they are easy to find. The guides on this site describe the rules as the official sources publish them and are general information, not legal advice.
